From Offices to Housing: A Conversion in Downtown Santiago with the Londres 50-46 Building Rehabilitation Project

2023 has been characterized by new trends in renovating existing spaces, such as the Nueva Alameda Plan, which aims to revitalize a key hub and make it more environmentally friendly. Along these lines, numerous other projects are emerging, such as the recent "Londres 50-46 Building Rehabilitation" plan, led by Inmobiliaria Londres SpA and represented by Simón and Joaquín Duch Salas.

The Duch Salas brothers are members of the founding team of Cassá Estudio, a firm guided by the motto "Renovating neighborhoods, creating homes." In addition to the new "Londres 50-46 Building Rehabilitation" project, they have been working on the remodeling of other historic properties since 2022.

After witnessing and being impacted by social unrest, downtown Santiago is seeking to reinvent itself. Following the pandemic, many realized that office spaces could be relocated or phased out entirely. Located in the heart of the París-Londres neighborhood, this new development aims to transform and refurbish two traditional buildings, repurposing them into residential and hotel spaces.

The Municipal Works Directorate (DOM) of the Santiago municipality has just approved the building permit to begin development. This permit authorizes structural alterations and changes of use for the buildings located at Londres No. 46-50.

Under the approved permit, the first building will return to residential use with ground-floor commercial spaces, while the second building will be converted into a hotel, also featuring commercial spaces on the ground floor.

These projects aim to write a new chapter for these heritage buildings. The goal is not only to preserve their urban identity but also to introduce housing and commerce to a neighborhood that was dominated by offices before the pandemic.
